Showers of blessings

Many prayers were sent up for rain the past few weeks and God has blessed us the past few days with lots of good heavy showers of liquid sunshine. You can already tell how good this rain has been for the grass. The brown crunchy dry grass is already showing signs of perking up and turning green again. In the mornings you can hear the birds singing and pretty soon the plants will be blooming big, bright and colorful blossoms.

Man-O-War Cay is one of the settlements on Abaco that is especially thankful since we depend on the rain as our source of drinking water. My cistern was pretty low and the rain came just in time!

So is anything selling? Have things picked up?

Well folks these are the two questions I was asked yesterday. My answer- I replied that the market is still soft, yes, however the houses and vacant properties that I have sold within the past 6 months or so sold because they were priced right--Priced realistically. The sellers of these properties were serious about selling and listened to my advice on pricing their property.

In a buyers market a listing must be priced to sell. I've said this many times before and those sellers that heeded that advice reaped the benefits.

Sellers, listen to your real estate agent. They are able to compile a list of comparable properties and effectively price your home so that you maximize your dollar while making it attractive to a buyer.

As many of you know, our Bahamas MLS has been established now for over a year. We are very quickly building a database that is making it much easier to gather comps. Sellers, if you are interviewing an agent ask them if they are a member of the Bahamas MLS. Not only will they be able to print comps for you but will be able to give greater exposure to your property.

Dolphin (Mahi Mahi) fishing

Yes folks it's that time again. The dolphin are running in schools.The Man-O-War Marina held their annual tournament and once again the much anticipated event brought people to our shores for a visit so they could participate. The locals look forward to this event also. A few of the men AND even a lady take a few days off of work to compete to see who can reel in the biggest dolphin. This year the weather didn't cooperate so well. It was quite windy and the wave action was a hot topic.

On the final night the Marina hosted an awards dinner at the Dock N Dine restaurant and presented numerous awards. The food was fabulous and included peas n rice, macaroni and cheese, green beans, grilled baby back ribs, fried fish, and prime rib. I worked on the evening of the awards and I must say it looked as if everyone was having a fantastic time!

I was especially happy to see that a past customer of mine who I had sold a home to on Man-O-War had flown in for the special occasion and brought a couple of friends with him. It is so nice to see our second home owners enjoying our island and participating in local events.

The weather the past few days have actually been much nicer and a lot more people are out there casting their rods and reeling them in. I think that many people will be enjoying a few meals of grilled Mahi Mahi over the next few months.
