Happy Thanksgiving everyone! Today I want to feature a new exclusive on my my blog. This house is one that over the years has been admired by many. No, it's not luxurious, but simply charming and cute. It is located on a large lot and has lots of room for those who enjoy landscaping and the therapeutic hobby of just working in the yard.
The house does need a bit of TLC and can be turned into a wonderful vacation destination, or even a family home! It's only a few minutes walk to a white sandy . The property has been priced to sell at $299,900!!! Click here to be directed to this offering on my web site.

Oh What A Happy Week!..............Important Blog about Taxes
Well all seems right with the world this week. Yep, the Yankees won the World Series in 6 games. Hideki Matsui walked away with the well deserved MVP award. 6 RBIs in one game. Wow, he sure came though for the Yankees. Congrats to the Joe Girardi and the team from this Abaco lady.
On a more serious note-
We agents in the real estate world have been seeing more and more cases when we sell a house that a lot of sellers are still paying property taxes on vacant property even though they may have built a home on it 10 years before. The sellers have failed to notify the property tax office that they improved their property. Some of them may even feel as if they can get away with this. When you receive a tax bill year after year for VACANT property, somewhere along the line you should realize that 'oh yes, I now have a house on this property and it's no longer vacant land'.
The government is crunching down more and more on these cases and carefully looking at the value on the tax bill that you have been billed for over the last x amount of years versus the sales price.
At one time if someone was in arrears on their taxes the seller's attorney would deducted the amount owed from the net proceeds of the sale. This put a crimp in the final proceeds coming into the sellers pocket, however it was one way to get the bill paid. And convenient if the seller did not have the financial means to pay the back taxes.
Now, the Foreign Investment Board is requiring that taxes are brought up to date BEFORE issuing a permit to a buyer and allowing the sale to move forward. This means that the amount owed for taxes cannot be taken out at the end of the sale but that the property taxes must be satisfied before they will issue the permit. If a seller is not in a financial position to pay the back taxes this will cause the sale to come to a stand still.
To avoid any nasty surprises when it comes time to sell make sure you are paying the taxes you are supposed to be paying and that you are current on your tax bill. Your real estate agent or attorney will be able to point you in the right direction if you are unsure of how to go about this.
Remember this will help you avoid unnecessary delays when selling.
I have a great property in Bahama Palm Shores to tell you about. It's a vacant parcel in Section 3 and the owner is motivated to sell. Reflection of his motivation---He has reduced the price to $17,000. Email me for more details on this property.
Well there is a cool wind blowing over Abaco today and it sure feels nice. It's November so I say it's time for a little bit of winter. I hope where ever you are your weekend is a pleasant one.

Go Yankees!
Well today, Monday, 2nd November is a happy day. The New York Yankees took Game 4 against the Phillies in the World Series last night. That's 3-1 for the Yanks in this series. One more win tonight for us and it's lights out Phillies!
It was a nice Halloween for the kids on Man-O-War again this year. The kids were out in scary, beautiful, ugly, and funny costumes as usual. All carrying a big bag of candy that they had collected. You've read before where I have blogged that MOW is the best place to be on Halloween if you have kids. It's fun, it's relaxed and most important of all it's safe. Once the little tykes are done then later on in the evening the adult monsters turn out. They're not looking for candy however but rather just simply to give the town a fun show.
Today in Abaco, the weather is nice again. We're still experiencing summer heat and the sea of Abaco was so calm this morning it felt like we should have all just been relaxing on the sea. Made you just want to grab a hand line and go fishing.
These simple features I have just blogged about are what keep people coming back to our shores and what entices them to purchase Abaco real estate. The laid back island lifestyle, the warm temperatures, the crystal clear water and beautiful surroundings are things we should not take for granted. God had blessed us with this environment and we are thankful.
If you are looking for a paradise such as this to stretch your hammock then by all means contact me and let me help you find your piece of Abaco real estate.

Why List With A Real Estate Agent
A lot people with ask 'why should I list my property with a real estate agent?' A seller should want and needs a professional who understands this business to qualify buyers before having them take up time looking at your property when they can't afford it to begin with. Another reason is we have the experience and the education needed to guide you through this process which can be stressful.
A real estate agent can talk to you about the current market conditions and guide you to properly pricing your property. We don't set the price that it will eventually sell for and neither does the seller. A buyer simply determines what price he/she will pay for a property. Your real estate agent can show you the recently sold comparables and help put you ahead of the competition.
Remember also that we network with hundreds and thousand of other agents which greatly increases your chances of finding a buyer. It is by chance that a buyer will pass your property and see a For Sale By Owner sign. Here at Coldwell Banker we especially have a powerful networking force allowing us to get your porperty out to the world. Coldwell Banker has approx. 105,000 agents globally and all can have access to the information on your property.
And one of the most important factors of why you should list with an agent is simply to have a professional negotaiting on your behalf. As a seller you are emotionally attached to the property where as an agent is not and can look at an offer with a clear mind and can skillfully present offers in the best possible way and benefit to the seller.
I'm happy to answer any questions you may have about listing your property in Abaco. As always if I can assist with your real esatte needs kindly email me or call (242-367-2992).

Summer Place REDUCED!
Hi Folks,
Just had a nice long holiday weekend here. I showed property out at Schooner Bay on Saturday and it was a gorgeous day for it. Worked for just a wee bit on Sunday and then relaxed at the 'Low Place', a spot on Man-O-War that is ideal for just wading in the water and capturing the cool breeze. Monday was the actual holiday. It was our Discovery Day. Yes, when Christopher Columbus discovered our islands. So I took advantage of it and got a few things done around the house.
So what's new in the world of real estate in Abaco? 'Summer Place' has had a price reduction. The owners are ready to sell and have reduce the price to $350,000. There are a lot of people out there who want a piece of paradise but can't afford a million dollar beach house. This house is in town, close to amenities and only short walk to numerous beaches or only a minute or two to by golf cart.
What are you waiting for? Word will spread quickly. Call now.

Relaxing on the Sea for the weekend
Yep it's Friday :) This afternoon Grant ( my husband) and I will be heading 'up the cays' as we call it for the weekend. Pigeon season opened on Tuesday and unfortunately Grant only shot 3. So we are heading back to spend 2 nights on a house boat and try our luck again. Also we are looking forward to getting a bit of diving in. We'll look for a few conchs to make a conch salad and hopefully find a few spiny lobsters to throw on the grill!
For those of you have have been to Abaco and have explored by boat you know that the scenery is just simply pristine and peaceful. We will be anchored just off of Lynard Cay and we are set for a relaxing and stress free weekend.
If peacefulness and tranquility are what you are looking for and the laidback lifestyle like what I just blogged about is right up your alley then this is the place for you to have a second home or a retirement home.
Email me for information on available properties.

Agent's Open House
On Friday I will be hosting an Agent's Open House for a newly listed property in Marsh Harbour. This is an event where I have the opportunity to showcase a fabulous property and promote it to my fellow real estate agents.
This house is exceptional and warrants the attention. I feel that this is a very important service to offer to a seller as the more exposure a property gets the better. I will have light refreshments for my agent guests and am hopeful of a nice turnout.
This elegant home is located in Pelican Shores which is one of the most desired areas in Marsh Harbour. Click here to view this property.

Advantages of pre-qualifing
Everyone out there probably dreams of owning their own home one day. Not everyone has the cash to buy any house on the market. How disappointing it is to search for a home, fall in love with one only to go to the bank and be told that you don't qualify for the amount needed to purchase the house.
Here's your first step when looking for property or a house. Make an appointment with your loan officer and tell them you'd like to be pre-approved before you start looking for real estate. Your loan officer will be able to tell you the amount that you are approved for. This way you know what your comfort zone is when looking for a house or vacant property.
The other advantage is simply that's one major step of the financing process completed! Once finding a house in the qualifying price range, your bank will then need an appraisal on the specific property to finalize their approval.
I've seen buyers pretty disappointed when someone beats them to the punch after they have finally found a property they want. Why did this happen? Because they were still waiting on the loan process. Having completed that first step of the financing approval really does have it's advantages and will speed things up for you.
Another advantage is 'buying power'. A seller will take you more seriously when you're submitting an offer if they know that you have met with your loan officer previously and are qualified. This proves you are a serious buyer.
If you're ready to begin looking for your piece of Abaco real estate call me today and I'll get right to work for you.

Wilson City Power Plant
Happy Friday Folks,
Just wanted to let everyone know that there will be a town meeting next Thursday, 10th Sept at 7:00pm to discuss the new Bahamas Electricity Corporation's power plant at Wilson City. The venue will be held at New Vision Ministries in Marsh Harbour. This is a very important meeting and all who are able to attend should make the effort so that we can educate ourselves on the type of fuel that this plant will use and other facts about the new station.
Minister of Environment, Hon. Earl D. Deveaux and Minister of State, Hon. Phenton O. Neymour will be there!
Well we are having showers of blessings here in Abaco today as the rain has been pouring down for the past 2 hours. It looks as if Tropical Storm Erika is not going to be much of a threat but there is another storm just off of the coast of Africa that the 'weather people' are watching. Let's keep our fingers crossed that all storms steer clear of Abaco this year.
Well it's a holiday weekend for the US, Labour Day, so we are bound to see more people around over the next few days. Some use this time for a quick get away and just to simply relax and others may plan to use the holiday to schedule their trip over to look at Abaco real estate.
Today I'd like to remind you of the development South of the Marsh Harbour International Airport called Schooner Bay. Here is the link that will direct you to the listing on our website.
http://www.coldwellbankerbahamas.com/listing-new%2Bmodern%2Bsustainable%2Bseaside%2Bvillage%2C%2Babaco%2B-1643.html
Simply copy and paste that link into your brower. This environmentally concious development is currently in it's first phase and moving right along. The village will feature houses that resemble those of yesteryear and remind you of the charm that can be found in places like Hope Town, Man-O-War and Harbour Island. It boasts a lovely Atlantic beach and also a harbour for the boat lovers.
Please view the listing and email me at mailin@coldwellbankerbahamas.com for additional information.
